A property deal in Telangana can stall for weeks over one unresolved question: is the person selling this land actually the recorded owner? Buyers lose token advances to sellers whose names never appear in the Pattadar records. Families discover, too late, that ancestral land was mutated into someone else’s name years ago.
The good news is that most of this can now be checked online, often in under ten minutes if you know which portal to use and which details to feed into it. This guide walks through exactly how to know land owner name in Telangana, which system holds which record, and the mistakes that trip up even careful buyers.
What Telangana’s Land Records Actually Contain
Telangana runs two parallel record systems, and confusing them is the single biggest reason people come away with the wrong answer.
Agricultural land is tracked through the Dharani portal, launched in 2020 to consolidate land records, registration, and mutation into one platform.
A newer system, Bhu Bharati, is being rolled out to replace it,assigning a unique Bhudhar number to each survey number and merging survey,
registration, and revenue functions. Until the transition completes, check which portal is live for your district before you start.
Registered property transactions sale deeds, gift deeds, mortgages sit with the Registration and Stamps Department on the IGRS Telangana portal, which is where encumbrance certificates come from.
A land record search typically returns the Pattadar (recorded landowner) name, survey and sub-division numbers, khata number, land extent, classification (agricultural, non-agricultural, assigned),
market value, and eKYC status. What it does not return is a legally enforceable document. Online output is a preliminary check; banks, courts, and sub-registrars will ask for a certified copy.

How to Check Land Owner Name with Survey Number

The survey number is the most reliable key for finding a recorded owner, and it works on both the current and legacy portals.
- Open the official portal. Bhu Bharati or the CCLA Maa Bhoomi portal for land status. Skip third-party aggregator sites their data lags and carries no verification.
- Find the land records section. Look under citizen services for “Land Details Search” or “Know Your Land Status.”
- Select District, Mandal, and Village from the dropdowns. Pick the village where the land physically sits, not where the owner lives.
- Choose your search key. Survey number with sub-division, Pattadar Passbook number, or khata number, depending on what you hold.
- Enter the captcha and fetch the details. The result shows the Pattadar’s name, father’s or husband’s name, extent, and classification.
Two pitfalls worth knowing before you start. First, if a large survey number has been subdivided, searching only the parent number can return multiple owners or an inflated extent always confirm the hissa (sub-division) number matches your seller’s documents.
Second, a name mismatch between the portal and the passbook is common after inheritance; it usually means mutation was never completed, which is the seller’s problem to fix, not yours to absorb.
There is no public search by Aadhaar number. Aadhaar is used to verify the Pattadar through eKYC, not to look people up a privacy safeguard, not an oversight.
Checking Registered Property Details on IGRS
For anything that has passed through a sub-registrar’s office, the Encumbrance Certificate (EC) is your document. It lists every registered transaction against a property sales, mortgages, gifts, leases, court attachments over the period you request.
- Go to the Telangana Registration & Stamps (IGRS) portal.
- Select “Encumbrance Search (EC)” and accept the terms.
- Enter your search key: document number and year, survey number, or house number for urban property.
- Choose the District and Sub-Registrar Office (SRO) with jurisdiction over the property.
- Set the search period 13 to 30 years is commonly recommended to capture the full chain of transactions.
- Pay the fee and submit. Digitised records, typically post-1983, download immediately.
A property with no registered encumbrances returns Form 16 (nil encumbrance). Anything registered against it returns Form 15, with each entry listed. Read Form 15 line by line a closed mortgage from 2009 still appears, and what matters is whether it was discharged.
How to Check House Owner Name in Telangana
Urban houses are messier than agricultural land because no single system holds the full picture. Registration records show who signed the sale deed. Municipal property tax records show who has been paying. Revenue records may still carry the last Pattadar if the land was converted from agricultural use.
Practical approach: pull the EC on IGRS using the document number or plot number to identify the registered buyer, then cross-check the municipal property tax receipt for the same name and period, and finally verify against the physical sale deed.
Where the names diverge, ask why in writing. Inheritance, an unregistered family partition, or a pending mutation are the usual explanations and each one changes what you are actually buying.
Documents to Keep Ready, and Mistakes to Avoid
What you will commonly need
- Previous registered sale deed, for the chain of title
- Latest EC covering the full search period
- Pattadar Passbook, for agricultural land
- Aadhaar of the recorded owner, for eKYC cross-verification
- Latest Pahani or 1-B extract, showing cultivation and possession
Where people go wrong
Searching too few years on the EC. A five-year search looks clean and proves nothing. Old mortgages and attachments surface only when you widen the window.
Treating possession as ownership. The farmer on the land, or the tenant in the house, is not necessarily the recorded owner. Only Pattadar records and registered deeds settle that question.
Trusting the portal as final. Telangana’s digital records have seen reported inconsistencies, stale entries, and update lags. Treat the online result as a lead, not a conclusion.
Missing restricted land status. Some lands cannot be sold Section 22A prohibited lands and assigned lands among them. Portal results usually flag this, but confirm rather than assume.

FAQs
Can I check property details with an Aadhaar number in Telangana?
No. There is no public search by Aadhaar. It functions only as eKYC verification of a Pattadar you have already located through a survey number or passbook.
I only have a document number. Can I still find the owner?
Yes use IGRS Encumbrance Search, entering the registration number and year. You will see the parties to that registered document. Unregistered inheritance or possession changes will not appear.
What is the difference between Dharani and Bhu Bharati?
Dharani was the 2020 consolidation of agricultural land services. Bhu Bharati is its replacement, adding unique Bhudhar numbers per survey number and tighter integration across survey, registration, and revenue departments. Availability varies by district during rollout.
Are online land records valid for a property purchase?
No. They support preliminary verification only. For purchase, loan, or legal use, obtain a certified copy through Meeseva or the relevant Sub-Registrar Office.
How far back do the online records go?
IGRS encumbrance records generally cover transactions registered after 1983. Anything older usually requires a physical visit to the Sub-Registrar Office. Agricultural digitisation timelines vary by village.
If a search returns nothing for land you know exists, do not read that as a clean result it more often signals an un-updated record, a wrong village selection, or a mutation that never happened. In that situation, a visit to the local sub-registrar or revenue office will tell you more in twenty minutes than another hour of portal searches.
